DOCUMENT CHECKLIST

The following information is usually required during the loan process:

  • Most recent two (2) years federal tax returns (IRS form 1040)
  • Most recent two (2) years W2 forms
  • Most recent two (2) years 1099 forms (independent contractor income)
  • Pay stubs for the most recent 30 day period
  • Most recent two (2) statements (all pages) for all bank / investment / retirement accounts
  • Clear copy of drivers license or passport
  • More time for individual clients
  • Homeowner’s insurance agent name and telephone

Also provide as applicable:

  • If you currently have and will keep a Home Equity Line of Credit, please provide a complete copy of the promissory note and security instrument
  • If you have any pension or social security income, please provide a copy of your annual award letter for each
  • If you received income from a limited liability company, S corporation, or partnership, most recent two (2) years of IRS form K1
  • If you own a 25% or greater interest in a corporation, partnership or LLC, we need complete copies of the most recent 2 years federal tax returns for your business (IRS form 1065 or 1120)

Please NO staples:

  • In today’s modern digital world, every piece of paper that you provide to us must be scanned. You can help make this task easier by NOT stapling your documents. Even after staples are removed, papers tend to jam in the scanner machine. Instead, if you feel the need to bind your documents, use paperclips. Thank you!

How to Provide Documents to Us

  • The best way to provide documents to us is in digital (PDF) format. If your tax returns and bank statements are already in this format, this is the way to go. If you don’t have documents in digital format, please know that most CPAs do maintain their client’s files in PDF format. Also, many major banks and investment firms provide easy online access to PDF statement on their websites for easy download. Schwab and Wells Fargo come to mind as good examples. Once you have your PDF documents, we can show you how to send documents to us securely and not by email attachment.

  • We can also send you FedEx materials to return your documents securely at our expense.
